The results of a new survey suggest that residential mortgage applications dramatically declined during the March quarter, after the Federal Government rescinded its enhanced first home owners grant, and reset it at the pre financial crisis level.

According to consumer credit check company Veda Advantage, total mortgage applications plunged by as much as 15 per cent during the March quarter, compared with the same period in the previous year.

The fall represented the first quarterly decline in consumer mortgage demand since the December 2008 quarter.

Goldman Sachs. John Paulson. Those are hot-button words that have dominated business news lately, with many of the reports biased toward a black-and-white supposition: guilty.

This column, however, wouldn’t live up to its name if it didn’t take a contrarian view. Not surprisingly, I’m going to discuss the Goldman/Paulson flap from a slightly different perspective.

What I believe may have happened — at worst — is that Paulson, a hedge fund manager, identified various bits of mortgage flotsam he wanted to short, betting they would go down.
